Define the space before defining the schedule.

Commercial planning starts with the intended use and the existing property. A new building, a renovation of an occupied space, and an interior build-out each bring different questions. Describe the work you are considering, the status of plans, and the people who will be involved in decisions.

Ground-up commercial building construction starts with the site and the proposed building: access, utilities, available property information, and the status of professional plans. A commercial renovation starts with an existing structure and the changes it needs. Identify which situation applies so the building scope, existing conditions, and approval responsibilities can be discussed together.

Business operations also shape the scope. If the space will remain in use, explain access restrictions, customer or staff circulation, and work that may need to happen in phases. If you are preparing to open, distinguish the desired opening date from milestones that depend on design, approvals, selections, and construction.

New commercial projects

Start with the property, proposed use, scale, and available drawings so project fit and the next steps can be reviewed.

Commercial renovations

Describe the existing space, changes in use or layout, and any requirements for keeping the business operational.

Tenant build-outs

Coordinate the tenant’s intended use with the existing space, landlord requirements, and the proposed construction scope.

Questions, answered.

What commercial project information should I send first?
Send the location, type of business, approximate space size, and a brief scope. Let us know whether the property is occupied and whether drawings or landlord requirements are available.
Is a tenant build-out different from new construction?
A tenant build-out generally adapts an existing commercial space for a tenant’s use. New construction begins with a different set of property and building decisions. The existing condition and intended use determine the specific work.
Can construction be planned around an operating business?
Tell us about operating hours, access restrictions, and the spaces that must remain usable. Phasing and scheduling possibilities need to be evaluated against the actual scope.
Do you take projects outside Tampa Bay?
Tampa Bay is Everbuilt’s established service area. For another Florida location, send the city and scope so availability and project fit can be discussed before making plans.
